Rent Guarantee Service (SGA) of the Ministry of Economy and Finances adds thirteen new online procedures on Apia

The procedures include lease applications, renewals, claims, contract terminations, among others.

Apia represents a significant advance in the way citizens interact with the SGA.
One of the main advantages is the ability to communicate directly with citizens through ApiaTrámites, eliminating the need to use emails or separate systems, which simplifies and streamlines the internal work process. This greatly improves efficiency and user experience.
Security is another crucial aspect. Incorporating digital and holographic signatures ensures a higher level of transaction authenticity and protection. Data and documents are protected against fraud and unauthorized access.

Initial lease application.
Renewal lease application.
Claims to the appraisal of damages.
Early termination with clause.
Termination of contract by agreement of the parties without inspection.
Modification of the bank account.
Request of IRPF (Personal Income Tax) receipts for private landlords.
Proof of rents to be submitted to the Tax Office.
Change of ILD (Liquid Assets Report) or discount percentage.
Debt-free certificate.
Registration of real estate companies with the SGA.
Registration of private companies before the SGA.

Training
Prior to its launching, user acceptance tests (UAT) were carried out, which showed a positive learning curve on the part of the officers. Subsequently, STATUM provided training sessions to ensure a smooth transition to the new system.
The joint work process included the selection of the most used procedures between the General Directorate of the National General Accounting Office and the Rent Guarantee Service division, as well as detailed surveys and compliance with the established deadlines.
